Contract Management Services for Hotel Expansion project in Marawila, Sri Lanka for The Club
Palm Bay Hotel – Project Cost LKR 400 Million

Ascendia is proud to present one of its successful projects, the Hotel Expansion project in Marawila, Sri Lanka, for which our strategic partner Mendis Cobain Consultants (MCC) provided contract management services for The Club Palm Bay Hotel, a subsidiary of Union Construction Engineering Ltd, which is a leading construction company in Sri Lanka. 

The project involved the expansion of the existing 4-star hotel in Marawila, a coastal town in the North Western Province of Sri Lanka, which is known for its pristine beaches, coconut plantations, and fishing villages. The project is located at Thalwila Road, Marawila, which is close to the Colombo International Airport and offers panoramic views of the Indian Ocean.

The project consisted of the following components:

• A new 3-storey building, with a total floor area of 4,000 square meters, adding 40 new rooms to the hotel, increasing its total capacity to 140 rooms. The new building also included a lobby, a reception, a restaurant, a bar, a coffee shop, and a spa.

• A new swimming pool, with a size of 25 meters by 15 meters, which complemented the existing pool and provide more recreational options for the hotel guests. The new pool will also feature a waterfall, a jacuzzi, and a children’s pool.

• A new parking area, with a capacity of 50 vehicles improving the accessibility and convenience of the hotel. The new parking area will also include a security booth, a gate, and a fence.

We were responsible for the following aspects of the project:

• Contract management: MCC provided contract management services for the hotel expansion project, including the preparation, negotiation, execution, monitoring, and closure of the contracts between the hotel owner, the contractor, the suppliers, and the consultants. Ascendia ensured that the contracts were clear, fair, and enforceable, and that they reflected the scope, schedule, budget, quality, and risks of the project.

• Project coordination: MCC provided project coordination services for the hotel expansion project, including the communication, collaboration, and integration of the various stakeholders and parties involved in the project. MCC facilitated the exchange of information, the resolution of issues, the management of changes, and the alignment of expectations and objectives among the hotel owner, the contractor, the suppliers, the consultants, and the authorities.

• Quality assurance: MCC provided quality assurance services for the hotel expansion project, including the verification, validation, inspection, and testing of the project deliverables and outputs. We ensured that the project met the highest standards of quality, functionality, and aesthetics, while also complying with the local regulations and requirements.

The project was completed in 2023, with a total cost of LKR 400 million. The project was delivered on time and within budget, with a high level of customer satisfaction and positive feedback. The project has also received several awards and recognitions, such as the Best Hotel Expansion Award, the Green Building Award, and the Excellence in Engineering Award.
